Terms of Use
These Terms of Use govern your access to the Ankro tenant app and related tenant portal features operated by Ankro Property Group LLC (“Ankro”). Ankro manages properties for their owners. The landlord, property owner, and payment recipient for your premises are identified in your lease and the information provided for your property. Your lease and applicable law govern your tenancy. These Terms govern the app and do not change your lease, rent, legal rights, or the identity of your landlord.
Your account
Access is by invitation. Use the app only for the property and tenant organization you are authorized to represent. Do not share a sign-in code or allow someone else to use your account. Keep your contact information current, and tell us if you believe your account has been accessed without permission or your authority to act for a tenant organization has changed. An invitation or app role allows only the access assigned to you. It does not by itself authorize you to amend a lease, agree to new charges, or authorize a payment on behalf of another person or organization.
Your lease and formal notices
Your signed lease and any valid amendments continue to control rent, repairs, access to the premises, and other tenancy matters. If an app display appears inconsistent with your lease or records, contact us so it can be reviewed. Use the method and recipient required by your lease or applicable law for a formal legal notice. An app message, uploaded document, maintenance request, or push notification does not automatically replace that method. Nothing in these Terms prevents a communication from having an effect that applicable law requires.
Information and requests
The app may let you view property information and documents, receive communications, submit maintenance requests, and use payment features made available for your property. Information shown in the app may change as records are updated. Contact support@ankrogroup.com if a property detail, account balance, document, or payment status appears incorrect. An automated receipt means a submission reached the app. It does not mean a person has reviewed or approved it, that a disputed amount is correct, or that work will be completed by a particular time.
Payments
If a payment feature is available, review the property, payee, charge, payment amount, any fee, and payment method shown before authorizing a payment. Bank debits require a separate payment authorization, which may cover one payment or recurring payments within its stated scope. A one-time payment, saving a payment method, and enrolling in optional autopay are different actions. Neither acceptance of these Terms nor verification of a bank account authorizes recurring debits. A bank payment may remain pending, fail, or be returned after you submit it. Payment crediting and any valid amount due remain subject to your lease and applicable law. Contact support@ankrogroup.com about an apparent payment error. Refunds, returned-payment charges, late charges, and payment allocation are governed by applicable law, your lease, and the disclosures applicable to the transaction.
Stopping autopay, removing a payment method, or deleting an app account does not cancel amounts otherwise due. Arrange another payment method permitted by your lease when needed. A debit already submitted for bank processing may require separate handling.
Maintenance and emergencies
Use the app for non-emergency maintenance requests. For an immediate threat to life or safety, fire, or a medical emergency, call 911 or the applicable local emergency service. For an urgent property condition, use the emergency maintenance contact supplied for your property. Do not wait for an app reply. A maintenance request does not change any repair duty, right of entry, access arrangement, or formal notice requirement under your lease or applicable law. See the Maintenance and Emergency Help page for more information.
Content you submit
Submit information and files that are relevant and that you are authorized to share. Do not include passwords, full bank account numbers, or other unnecessary sensitive information. Take photos only when it is safe to do so. You keep any rights you have in content you submit. You permit Ankro, the relevant property team, and the service providers needed to handle the matter to access, copy, and share that content as reasonably needed to provide the app, administer the property matter, and meet legal obligations. This permission does not transfer ownership of your content or allow its use in advertising. The Privacy Policy describes related data practices.
Acceptable use and access
Do not impersonate another person, access another tenant’s records, bypass security controls, interfere with the app, upload malicious material, or use the app for unlawful threats or harassment. We may limit access when reasonably needed to address misuse, security concerns, or loss of authorization. A change in app access does not terminate a lease or alter legal obligations.
Availability and updates
The app may be unavailable during maintenance, an outage, or other interruption. Use the payment, maintenance, and notice methods available under your lease and property instructions when the app is unavailable. We do not promise that every submission or notification will be delivered immediately. We may update these Terms. A later version will be made available with its effective date. Changes to app Terms do not by themselves amend a lease, retroactively authorize a bank debit, or limit rights that cannot lawfully be limited.
Privacy, deletion, and contact
The Privacy Policy explains how information is handled. The Account Deletion Requests page explains how to ask for deletion of your app account and what that request does and does not affect. For app questions, contact support@ankrogroup.com. For formal lease notices, use the recipient and method required by your lease and applicable law.
